Terms and Conditions 

Thank you for choosing to book with us. We very much look forward to welcoming you. When booking you are entering an agreement with us. Please read our terms and conditions of booking below.

Prices
The price includes accommodation and full breakfast each day. If you have any special dietary requirements please let us know when you book. We accept the following forms of payment: cash, debit and credit cards.

Children
Unfortunately we cannot accommodate babies or children below the age of 14. Younger guests must be supervised both inside and outside of the house at all times. The garden and grounds contain three ponds which can present a possible hazard for unsupervised, younger guests.

Pets
Sorry, but pets are not permitted.

Non-availability
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We will attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.

Minimum stay
Bookings are subject to a minimum 2 night stay. 

Arrival
Your room will be available from 4pm on the day of arrival, unless otherwise arranged. If you are going to be arriving after 6pm please do let us know. 

Parking
Please note that one car parking space is provided per room booked. If you have more than one vehicle, there is additional parking in the main village, a short walk away. Cars are parked entirely at the owner's risk. Any contents left in your car are also entirely at your own risk.

Departure
Please be ready to leave your room by 10:30am on the day of your departure, unless otherwise agreed. The balance of your bill is payable on departure. If you have booked online by credit card then the remaining payment will be taken automatically on the day of departure.

During your stay
After check-in you are welcome to come and go as you please, but we do ask that noise is kept to a minimum after 10pm so as not to disturb other guests. Non-guests are not allowed in the rooms without informing us. Hot food and takeaway meals must not be eaten on the premises.

Breakfast
Breakfast is served in our conservatory between 8-9AM each morning. Please make sure you fill in the breakfast menu and leave it by the entrance downstairs each evening before 9pm. If the weather is good, please access the conservatory via the guest entrance and through the garden. If it is raining, you access the conservatory via our kitchen.

Damages and breakages
Please take care with our home. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents. We understand that accidents happen, though, and ask that you please report these as soon as they occur. We do not normally charge for minor breakages, but we may have to invoice you for repair or replacement if the damage is significant, and we may make an additional charge if you fail to report any such damage or breakage.

Liability
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves.

Data protection and privacy
Any data gathered during the course of this booking is done so in accordance with the law of England and Wales. A copy of our full privacy policy can be found via the link at the foot of this page.

Fire safety
Smoking is not permitted at any time inside the house. Smoke alarms are fitted throughout the property.

Payment and cancellation policy
A 50% non-refundable deposit is required when booking. We will send you an email confirming the booking. The balance of your bill will be taken at the end of your stay. 

Sadly things sometimes happen which mean your plans may have to change and we strongly recommend that you take out travel insurance to cover all eventualities.  Once you have booked your stay our agreement forms a legal contract and any deposit you may have paid is non-refundable. However, if you need to cancel your booking please contact us immediately as for cancellations made up to 7 days before your date of arrival we will return your deposit if we are able to re-let your room for the period of your booking. Please note that for bank holidays and New Year the notice period is 28 days. For cancellations made after this time, or failure to take up the booking without cancelling, no refund will be made.
